海尔国际广场一期,青岛 / DC国际·c+d设计研究中心

互联网时代的到来颠覆了传统经济的发展模式,而新模式的基础和运行则体现在网络化上,市场和企业更多地呈现出网络化特征。海尔集团将在全面理解互联网时代特征基础之上,完成新模式的转型。在这样的时代背景下,“互联”“交互”“共享”成为海尔国际广场项目设计的输入条件。

The arrival of the Internet era subverts the traditional economic development model. While, the foundation and operation of new model are embodied in networking and the market and enterprises are more networking. Haier Group is plan to complete the transformation of the new model based on the comprehensive understanding of the Internet era. Under this circumstance, “Interconnection”, “interaction” and “sharing” have become the input conditions to Haier International Plaza project design.

位置
Location

作为青岛新区,即墨未来的发展令人期待。海尔国际广场位于即墨创智新区,邻近城市主干道壮武路和明达路交界处,北侧为城市公共开放绿地。因此,如何在既定限高的前提下打造即具有标识性,又能体现海尔集团新时代发展需求的现代办公建筑成为设计出发点。同时为使用者打造舒适的办公环境和交流空间的前提下,也为周边市民提供丰富的室外活动场所。

As Qingdao New District, Jimo’s future development is expected. Haier International Plaza is located in Chuangzhi New District, near the junction of Zhuangwu Road and Mingda Road, the main urban roads, and the urban public open green space on the north side. Therefore, the starting point of design is to build a recognized building under the premise of a given height limit and a modern office building that can reflect the development needs of Haier Group in the new era. Meanwhile, it should be a place for creating comfortable office environment and communication space for users and surrounding citizens to enjoy rich outdoor activities.

双塔
Twin towers

双塔布局的概念最初来源于城市设计层面:本案位于东南角科创中心与西北角水上公园的空间轴线上,处于重要的门户位置。采用双塔造型中间形成的“视觉通廊”暗示城市层面空间轴线的存在。同时两栋塔楼的不同体量分别回应了所沿城市道路尺度级别的不同。主楼临近主干道壮武路,以出租为主,充分利用北侧公共开放绿地的景观视野。副楼临近南侧明达路, 以自持为主。两栋塔楼之间可分可合,互联共生,形成对话关系。主副楼在东西方向上错位布置,尽量减少相互之间日照和视线的影响,同时也获得了更多的景观视野。

The concept of Twin Towers layout originally comes from the urban design: this case is located on the spatial axis, an important gateway position, with Science and Technology Innovation Center in the southeast corner and Water Park in the northwest corner. The “visual corridor” formed in the middle of the twin towers implies the existence of the spatial axis at the urban level. At the same time, the different volumes of the two towers respectively respond to the different scale levels of the urban roads along them. The main building is adjacent to Zhuangwu Road, the main road, which is mainly for rent with full use of the landscape vision of the open green space on the north side. The auxiliary building is near Mingda Road on the south side, which is mainly self-owned. The two towers can be separable and connected, interconnected and symbiotic, forming a dialogue relationship. The main and auxiliary buildings are staggered in the east-west direction so as to minimize influence of the sunshine and sight to each other and gain more landscape vision.

基座
Base

基座是建筑要素的重要组成部分,它反映了如何处理塔楼落地及与周边道路的关系问题。受当地丘陵地形的启发,三层以上采用水平向逐层退台,向上生长的方式逐渐分离出两座独立体量的塔楼,意在将相对公共开放的共享功能模块整合为一体而后逐渐分离为相对私密的独立办公空间,弱化了裙房的概念,以此打破塔楼与基座相分离的传统布局,在项目高度有限的前提下,统一而整体的建筑体量有助于形成标识性。底部转角位置的格栅进行了一定角度的偏转,通过这样一个细部的思考,对建筑的比例关系进行修正,简单的几何形体之下对立面细节的把控显得尤为重要。

Base is an important part of architectural elements, which reflects the way to deal with tower landing and its relationship with surrounding roads. Inspired by the local hilly terrain, the third floor and upwards adopts retreat platforms, grows upward and gradually separated into two towers of independent size. It is intended to integrate the relatively open shared function modules into one and then gradually separate them into relatively private independent office space, weakening the concept of podium and breaking the traditional layout of separation of tower and base, under the premise of limited project height, to build the unified and overall building volume for better reorganization. The grille at the corner of the bottom is deflected at a certain angle. Through such a detailed consideration, the scale relationship of the building is revised and the control of opposite details under the simple geometric shape is particularly important.

建筑师在立面的处理上进行了细致的考量:延续“向上生长”的概念意向,建筑整体通过竖向格栅进行包裹,强化建筑体量的竖向比例。沿城市界面的四个立面格栅尺寸与间隔区别于沿退台方向的立面处理方式,通过这种方式强化了虚实关系,如此形成了“表”向的城市界面与“里”向的景观界面不同的视觉效果。使得办公空间的景观视野不受遮挡,同时沿城市界面的立面形式相对完整与统一。

The architect has made careful consideration on the treatment of facade: the conceptual intention of “upward growth” is continued, and the whole building is wrapped by vertical grid to strengthen the vertical proportion of building volume. The size and spacing of the four facade grilles along the city interface are different from the treatment of the retreat platform of facade to strengthen the relationship between virtuality or entity and show different visual effects of the “outward” city interface and the “inward” landscape interface. The landscape view of the office space is unobstructed and the facade form along the city interface is relatively complete and unified.

基座的中心体量被抽离,办公空间随之围绕中庭展开。下沉的水院,倾泻而下的自然天光为使用者创造了一个自然、生态、舒适的办公环境。

The central retreat platforms of the base are removed and the office space expands around the atrium. The sinking water courtyard and the natural light poured down create a natural, ecological and comfortable office environment for users.

退台
Retreat platform

高密度的城市用地条件下,为了更好的打破空间的界限,模糊办公与生活之间的边界,我们通过退台的方式创造了大小各异的露台空间,让不同楼层的办公人员更方便的享受在自然的环境中畅所欲言的交流互动。这也是对海尔新时代发展需求背景下新型办公环境的空间与形式的表达。

Under the condition of high-density urban land, in order to break the boundaries of space and blur the boundary between office and life, we created terrace spaces of different sizes via retreat platform, so that staff on different floors can more conveniently enjoy the free exchange and interaction in the natural environment. This is also an expression of the space and form of the new office environment under the background of Haier’s development needs in the new era.

通过退台形成的丰富露台空间激活了建筑的第五立面,为城市注入更多的活力和多样性。同时,小尺度的层层退台在底层空间降低了高层建筑大尺度带来的压抑感。

The rich terrace space formed by retreat platform activates the fifth facade of the building and injects more vitality and diversity into the city. At the same time, the small-scale layer-by-layer retreat in the ground floor can reduce the sense of oppression brought by the large-scale high-rise buildings.

虚实
Virtuality or entity

建筑向城市开放咖啡厅、展厅、庭院等功能,对内设置入口大堂、餐厅、报告厅等共享空间。 功能“实体”与空间“虚体”相得益彰的嵌入到整个建筑体量中,形成丰富的室内空间。

The building has functions including coffee shop, exhibition hall and courtyard and sets up shared spaces such as entrance lobby, restaurant and lecture hall. The functional “entity” and the spatial “virtuality” complement each other and are embedded into the whole building mass, forming a rich indoor space.
